Job description 

Major Objectives and Outcomes Expected 

Reports to 

The position holder reports to the Renovation Lead Estimator and Renovation President. Other key managers/employees interacting with the jobholder include: Team Leader(s), all team members (Sales, Design, Accounting, Construction and Management). 

Essential Work Activities 

General Duties: 

  • Create, maintain and update the following for renovation projects: 
  • Specifications 
  • Estimates 
  • Additional work authorizations 
  • Trade partner and bid lists 
  • Cost reports (monthly) 
  • Customer statements, allowance recaps and invoices (monthly) 
  • Maintain and update the following databases and templates for renovation projects: 
  • Trade partner database (existing and new trades/suppliers) 
  • Schedule templates 
  • Estimating database, including unit costs 
  • Specification templates 
  • SharePoint database 
  • Research prices and trades for competitors 
  • Code invoices for jobs estimated – working with accounting and construction to assure accuracy 
  • Close out job with the builder 

Client Proposals: 

  • Participate in pre-estimating client meetings with sales to gather information on specifications and options. 
  • Create budget estimates and detailed estimates 
  • Create and send out bid packages to trade partners to obtain multiple bids for client proposals and estimates 
  • Assimilate information into estimate and proposal package. 
  • Review estimate with supervisor and superintendent for accuracy. 
  • Present proposals and options with sales and/or design as needed 
  • Obtain and carry out permitting / zoning process with each city/county jurisdiction, as necessary. 

Additional Responsibilities: 

  • Work closely with internal team members (sales, construction, design, accounting, and management, as needed) 
  • Work with government office officials (permitting), architects, developers, designers, clients, and trade partners / suppliers, as needed 
  • Attend weekly team meetings builder meetings 
  • Always look for ways to help make the estimating department more efficient 
  • Help with process improvements 

Required Skills, Traits and Attitudes 

  • Good listening, communication, and organizational skills 
  • Working knowledge of Microsoft word, excel, outlook, publisher, and access 
  • Patient individual with the ability to stay focused for extended periods of time 
  • Self-motivated, detailed oriented, problem solver, that teams and works well with others 

Education/Experience 

  • Prior residential estimating experience preferred.

Renovation Superintendent 

Experience level – 5 years 

REMODELING/RENOVATIONS SUPERINTENDENT 

As the construction Superintendent, you will be responsible for directing all field construction operations. This includes cooperating with Project Manager to determine method of construction, sequencing, manpower levels, material qualities, equipment, and work schedule. On-site supervision, technical management and direct correspondence with all trade partners and vendors regarding construction operations to ensure Simonini standards are met. Candidate will carry out supervisory responsibilities in accordance with the organization’s policies and applicable building codes and laws. 

JOB DESCRIPTION 

  • Communicate and reinforce the Simonini vision, values, and goals. 
  • Study contracts, addendums, specifications, drawings, and terms & conditions to plan procedures for construction on basis of starting and completion times. 
  • Per construction phases, determine the required tools, materials, construction equipment, permanent equipment, and times to conform to work schedules. 
  • Consult with the Project Manager, Architect, Engineer, Design Project Manager, subcontractors, and clients on plan revisions, selections, and change orders. 
  • Protect and/or manage the protection of client’s home, belongings and family members. 
  • Responsible for ensuring compliance with all OSHA regulations, Simonini safety policies and procedure. 
  • Confer with and direct supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting contract documents, and coordinating various phases of construction. 
  • Ensure that there is quality workmanship which upholds all documentation related to contract specifications, adherence to construction schedules, and Simonini Standards, 
  • Maintain open communication between all contractors to ensure all required materials, equipment, inspections, etc., support project operations and project schedule. 
  • Create a weekly report and communicate weekly with clients for job updates to ensure the highest level of satisfaction. 
  • Approve and track invoices using provided software to order materials and pay vendors and trade partners in a timely fashion. 
  • Verify that products and methods used meet or exceed project specifications. 
  • Implement checklists for inspections, quality control, and standard operating procedures. 

REQUIRED: 

  • Some experience with construction management software (Buildertrend, CoConstruct, etc.) 
  • 10+ years of experience and knowledge of: 
  • Residential Remodeling/Renovations 
  • Construction Management 
  • Carpentry 
  • Excellent Communication Skills 
  • Ability to work on tight deadlines. 
  • Ability to work effectively both independently and as part of a team. 
  • Familiarity with construction management software
